New CAAR report shows housing market finding balance at the end of 2025
CHARLOTTESVILLE, Va. (WVIR) - The Charlottesville Area Association of Realtors has released its fourth quarter housing report, offering a snapshot of how the housing market closed out 2025 across the region.
According to the report, conditions began to stabilize toward the end of the year, giving buyers more flexibility than they have had in recent years.
“Overall, the market seems to be balancing a little,” said Amanda Spigone, the 2026 president of the Charlottesville Area Association of Realtors. “Buyers have a little bit more time to purchase homes because the median days on market has increased.”
The report shows nearly 1,000 home sales across the region during the fourth quarter of 2025 — a 10 percent increase compared to the same period last year. That growth came as inventory continued to expand, with more homes entering the market across Albemarle County, Charlottesville, and surrounding areas.
Prices also saw a modest shift during the quarter. While the data reflects a slight dip overall, Spigone said the change should not raise concern.
“Prices have dipped a little, but I do not think that is anything to be alarmed by,” she said.
Mortgage rates also played a role in late-year activity. According to the report, rates dropped to just over six percent — their lowest level since 2022 — helping support buyer interest as 2025 came to a close.
Spigone emphasized the importance of focusing on regional data rather than national headlines when evaluating housing trends.
“Real estate is very hyper local, and it is important to know what is going on in your community and where you live,” she said. “You can watch the national news, and it can be overwhelming, but different markets do different things.”
